Why We Built RentIncreaseUAE

The UAE rental market is one of the most dynamic in the world — and one of the most legally regulated. Dubai's RERA Rental Index, Abu Dhabi's Tawtheeq system, Ejari registration requirements, and the 2025 Smart Rent Index changes create a landscape that can feel overwhelming for everyday tenants and even experienced landlords.

We built RentIncreaseUAE.com because we saw a clear gap: there was no single, independent, free-to-use platform that brought together accurate calculators, plain-language legal guides, and up-to-date regulatory information for both Dubai and Abu Dhabi in one place.

Too many tenants were accepting illegal rent increases — not because they had no rights, but because they didn't know the rules or couldn't easily calculate what was actually permitted. Too many landlords were inadvertently at risk of disputes simply because the rules had changed and their information was out of date. We set out to fix that.

Dubai Rent Increase Calculator

Our flagship calculator applies the official rent increase bands established under Dubai Decree No. 43 of 2013 and updated by the 2025 Smart Rent Index. It works by comparing your current annual rent against the RERA average market rent for your specific area and property type, then applying the legally permitted percentage increase:

  • 0% increase — if your current rent is at or within 10% below the RERA market average
  • 5% increase — if your rent is 11–20% below market average
  • 10% increase — if your rent is 21–30% below market average
  • 15% increase — if your rent is 31–40% below market average
  • 20% increase — if your rent is more than 40% below market average

Abu Dhabi Rent Increase Calculator

Our Abu Dhabi calculator applies the simpler but equally strict rules under Law No. 20 of 2006, which caps annual rent increases at a maximum of 5% regardless of market conditions, subject to the landlord providing adequate notice and the lease being registered on Tawtheeq.
