How do I find the official rent cap for my Dubai apartment?
Use the official Dubai REST app (free, iOS & Android) from the Dubai Land Department. Enter your Ejari number and property details to get the legally binding maximum increase for your specific building. Our Dubai Rent Cap Calculator gives an estimate to help you prepare.
My landlord wants to increase my rent by 20%. Is this allowed?
Under Dubai's Decree No. 43 of 2013, a 20% increase is only permitted if your current rent is more than 40% below the market average as shown in the RERA Smart Rental Index. Use the Dubai REST app to verify your building's specific index. If the increase exceeds the legal cap, you can challenge it at the Rental Disputes Centre.
How much notice must my landlord give for a rent increase in Dubai?
In Dubai, landlords must provide a minimum of 90 days' written notice before the lease expiry date for any rent increase to be valid. If less than 90 days' notice was given, you may be entitled to refuse the increase for the current renewal term. Always keep written records of all notices received.
What is the maximum rent increase in Abu Dhabi for 2026?
